Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Chimney Inspection in Long Beach: What to Know First
Famco chimney inspection in Long Beach typically runs $189 to $389 depending on the level of inspection and whether camera work is involved. We’re an independent Famco service provider, meaning we install and inspect Famco components but we’re not affiliated with the manufacturer. Most inspections are completed within 90 minutes, and we hand you a written condition report before we leave the driveway.
This page is for Long Beach homeowners whose chimney has Famco components, whether that’s a Famco chimney cap, damper, or venting system. If you own a home in Belmont Heights, Naples, Bixby Knolls, or anywhere else in Long Beach and you know the chimney has Famco parts, this tells you exactly what to expect. Call (562) 317-7262 to book an inspection.
How Famco Products Fail – and How We Fix Them
- Famco chimney caps with rusted mounting brackets. Older Famco caps, especially the stainless models installed within a mile of the Long Beach waterfront, take a beating from salt air and marine layer moisture. We regularly find the cap itself in decent shape while the mounting bracket has corroded through. The fix is usually a new stainless bracket set rather than a full cap replacement, which runs less than half the cost.
- Damper hinge seizure on Famco top-mount dampers. Long Beach’s temperature swings aren’t dramatic, but they’re enough. The real culprit is soot buildup combined with humidity from the marine layer that turns the soot into a paste on the hinge. Silicon spray and cleaning usually frees it. We only recommend replacing the damper if the hinge metal is pitted or the cable has frayed.
- Famco draft inducers with failed bearings on hillside homes. Homes up in Signal Hill or along the bluffs in Bluff Park get more wind than the flat parts of Long Beach. Famco draft inducers work harder there, and we see bearing wear show up earlier than the manufacturer’s expected lifespan. We listen for the telltale growl during inspection and flag it before it seizes mid-winter.
- Flue liner separation behind Famco chase covers. On newer builds closer to the waterfront, we occasionally find the chase cover intact while the flue liner beneath has shifted or separated. This isn’t a Famco defect. It’s usually settling combined with wind load. The inspection catches it because we remove the chase cover when access allows, not just visually from the top.
- Screen mesh clogging on Famco caps in Eucalyptus-heavy neighborhoods. Long Beach neighborhoods with mature eucalyptus, like Los Altos and parts of East Long Beach, shed fine debris that packs into the screen mesh on Famco caps. The chimney still drafts, but it’s working at half efficiency. We remove, clean, and re-seat the mesh as part of a standard Level 1 or Level 2 inspection.
Styles & brands we work with

Our Famco Chimney Inspection Process
- 1
Call and schedule. You reach a live person, not a voicemail. We ask about the chimney’s history and any known Famco components.
- 2
Arrival and setup. Uniformed, background-checked techs arrive in the scheduled window. We lay drop cloths and set up before touching the chimney.
- 3
Visual inspection of all Famco components. We check the cap, damper, draft inducer, and any visible venting. We’re looking for corrosion, seizing, wear, and installation issues.
- 4
Camera inspection when needed. For Level 2 inspections or when we suspect internal damage, we run a camera through the flue and give you a copy of the footage. You see what we see.
- 5
Written report with photos. You get a condition report with photos, our findings in plain language, and a recommended repair list only if something actually needs fixing.
- 6
Cleanup and guarantee. We leave the work area cleaner than we found it. Any repair we recommend and perform carries a written one-year guarantee.

AfterWhat Famco Chimney Inspection Costs in Long Beach
A Level 1 Famco chimney inspection in Long Beach runs $189 to $249 for most single-family homes. A Level 2 inspection with camera work runs $299 to $389. If you’re buying or selling a home, the Level 2 is what most Long Beach real estate agents request during escrow. Level 3 inspections, which involve accessing hidden areas of the chimney system, start around $600 and go up depending on access.
What moves the price: roof pitch and height, how many flues the chimney has, and whether the Famco cap needs removal for a full interior look. If you need a repair after inspection, we write the price before any work starts. The number on the invoice is the number you approved. Call (562) 317-7262 and we’ll give you an exact quote based on your home’s specifics.

Clean flue, honest report – that’s the whole job.
FAQs
Yes. Any repair we perform on Famco components carries our written one-year guarantee. If a covered repair fails within 365 days of the service date, we return at no charge. This is our own guarantee, separate from any Famco manufacturer warranty, and it’s included on every repair invoice.
Most of the time, yes. We keep common Famco replacement parts on the truck and can source older or less common items within a few days. If an exact OEM part isn’t available, we’ll only substitute a quality aftermarket equivalent if it meets or exceeds the original spec, and we’ll tell you the trade-off in plain language before ordering anything.
Once a year if you burn regularly. If the fireplace is decorative or used only a few times each season, every two years is usually fine. If you’re within a few blocks of the ocean, we recommend sticking with annual inspections because the salt air accelerates corrosion on metal chimney components, including Famco caps and dampers.
It depends on the part and its condition, but we never recommend replacement just to pad the ticket. If a Famco cap has surface rust but solid structural integrity, we’ll tell you it can wait. If the mounting bracket is corroded through and the cap is loose, we’ll show you the photo and explain why replacement is the safer move. Either way, the decision is yours, and the price is in writing before we do anything.
Call (562) 317-7262 to schedule a Famco chimney inspection in Long Beach. We answer the phone, we show up on time, and you get a straight report in writing before we leave.
